What is actually happening up there
Heat rises, and in a Michigan winter the attic is the path of least resistance out of your house. Warm air moves up through every gap in the ceiling plane — around recessed lights, along the top plates where the drywall meets the framing, through the bath fan chase, around the plumbing stack, and straight up the pull-down attic stairs. The insulation on the attic floor slows some of that down. The gaps let it go entirely.
You feel this as cold floors upstairs, a bedroom that never quite matches the thermostat, a furnace that runs longer than it should, and — in February — ice at the edge of your roof.
Ice dams are an insulation problem, not a roof problem
This is worth saying plainly, because a lot of Metro Detroit homeowners spend money on the wrong trade.
When heat escapes into the attic, it warms the underside of the roof deck. Snow on the warm part of the roof melts, runs down to the cold overhang where there is no heated space beneath, and refreezes. That ridge of ice traps the next round of meltwater, which backs up under the shingles and into the house.
The roof is not failing. The attic is leaking heat. Sealing the air leaks and bringing the insulation up to depth is what actually stops it — along with keeping the soffit vents clear so the roof deck stays cold.

Topping up beats tearing out
If you have gotten a quote to remove everything and start over, get a second opinion before you spend that money.
Dry, clean fiberglass batts are not worthless. They are just too thin. Blown cellulose goes directly over the top, fills the gaps between and around the old batts, and the whole assembly performs as one deeper layer. You skip the demolition, the disposal, and roughly half the cost.
Removal genuinely is the right call in three cases, and we will say so when we see them:
- Rodent contamination. Droppings, nesting and urine-soaked insulation are a health issue and no amount of new material on top fixes it.
- Water damage. Wet cellulose or fiberglass under an old roof leak has already lost its R-value and may be feeding mold.
- Mold. If it is growing on the sheathing or in the insulation, it gets addressed before anything new goes down.
That is what our removal and replacement service is for. It is a real job when it is needed and an unnecessary upsell when it is not.
How we do it
- We measure what you have. A ruler in the existing insulation, a look at the sheathing for staining, a check of the soffit vents, and a walk through the rooms that feel wrong. This takes about half an hour and it is free.
- We seal the ceiling plane. Top plates, wire and pipe penetrations, the bath fan and chase, recessed light housings, and the attic hatch. This is the step most quotes skip because it does not show up as a number of inches.
- We protect the ventilation. Baffles at the eaves so the new depth cannot bury your soffit vents. An attic needs to stay cold and dry to work.
- We blow to a settled depth. Cellulose settles roughly ten to twenty percent after installation, so we install to the depth that lands on your target R-value after settling — not the depth that looks impressive on day one.
- We mark the depth and clean up. A ruler card stapled to a truss so you or the next owner can verify what is there, floors vacuumed, and the paperwork you need for your DTE rebate.

What it costs

Worth knowing before you budget: DTE pays up to $600 on qualifying insulation work, and the federal 25C credit covers 30% of the cost up to $1,200 a year. Between them, a meaningful share of a typical attic job comes back to you. We handle the rebate paperwork.
Detroit houses, specifically
The 1920s bungalows in Ferndale, Royal Oak and Berkley almost always need knee wall attention — those short vertical walls behind the upstairs bedrooms are usually uninsulated on the back side, and no amount of floor insulation fixes a cold knee wall. Balloon-framed homes of that era also have open stud bays running from basement to attic that act like chimneys until somebody plugs them.
The 1950s and 60s ranches across Southfield, Oak Park and Madison Heights tend to have shallow attics with low slopes, which makes the far edges hard to reach and easy for a rushed crew to leave thin.
Newer colonials in Novi, Troy and Rochester Hills usually have the depth but leak badly at the mechanical chases and can lights.
