Your house tells us more than your zip code
Insulation problems track with when a house was built far more than where it sits. Here is what we walk in expecting, by era — and it is usually right before we open the hatch.
Pre-1940 bungalows and foursquares
Ferndale, Berkley, Royal Oak, Pleasant Ridge, much of Detroit
Knee walls behind the upstairs bedrooms that were never insulated on the back side, and balloon framing with open stud bays running basement to attic like chimneys. Adding depth to the attic floor alone does not fix either. These houses need the knee walls and the bays addressed or the cold room stays cold.
1950s–60s ranches
Southfield, Oak Park, Madison Heights, Lathrup Village, Warren
Shallow, low-slope attics where the eaves are awkward to reach. A rushed crew blows the middle to depth and leaves the perimeter thin — which is exactly where the ceiling meets the exterior wall and where you feel it. Also the era of bath fans ducted straight into the attic.
1970s–80s colonials
Farmington Hills, West Bloomfield, Troy, Rochester Hills
Usually have some insulation but rarely enough, and they leak badly at the mechanical chases. The furnace flue chase and the plumbing stack often run straight from basement to attic with gaps at every floor.
1990s–2000s builds
Novi, Northville, Sterling Heights, Rochester Hills
Built to the code minimum of their day, which is well below what is recommended now. Recessed can lights are the usual culprit — dozens of them, each one a hole in the ceiling plane, many not rated to be covered with insulation.
Which utility serves you matters too
Most of Metro Detroit is DTE territory, and DTE pays up to $600 on qualifying insulation work. Parts of the region are served by Consumers Energy, which runs a separate program with its own rules and amounts.
